Real Estate and Personal Property: The assessment date for the State of Maine is April 1st of each year. Any changes in ownership after that date will be made after commitment in July or August.  Effort will be made to mail a copy of the tax bill to the new property owner as well.  Generally, the City Council approves the annual budget in June/July and tax bills are issued by early August.  Please read the "Taxpayer Notice" on the bill to avoid any possible confusion.

FY23 Mill Rate, Tax Due Dates and Assessment Ratio: Property taxes are levied according to a mill rate. The mill rate is the dollars/cents per $1,000 of value that you will pay in property taxes. The mill rate for FY23 (July 1, 2021 through June 30, 2022) is 26.00 or .026. For example, if you own a home valued at $100,000 then your tax bill will be $2600 (or .026 x 100,000).

FY23 tax bills are expected to be mailed the week of July 21th, 2022.

GENERAL INFO: Payment is accepted toward taxes that have not foreclosed. When payments are made on overdue taxes any interest due is deducted first with any remainder going toward the actual tax amount. When more than one year's taxes are due, any payment made is applied to the oldest balance first. If taxes are current, payment toward the following year's taxes is accepted up to the amount of the last bill issued.
